Rent ledger spreadsheet for landlords
A rent ledger is the record of what each tenant owes and pays every month. Keeping it in a spreadsheet means late payments and balances are flagged for you instead of worked out by hand.
The Rental Property Tracker includes a rent ledger with 12 months for each of up to 10 units: rent due, amount paid, date paid, a late flag and a running balance. It also has an expense log with property and category dropdowns, cash flow by property, and a portfolio dashboard with rent collected, rent outstanding, occupancy, NOI and leases ending soon.
It works in Excel and Google Sheets. It is a record-keeping tool, not tax or legal advice.

You get two files, a blank template and a filled-in example, plus a Start Here guide. Open them in Microsoft Excel, or upload them to Google Drive and open them with Google Sheets (free). You type in the input cells; the formulas, totals and charts update themselves.
Tips
- Enter each unit and its monthly rent once on setup, before logging payments.
- Record payments the day they arrive, with the date paid.
- Check the rent outstanding figure on the dashboard on the 5th of each month.
